LOCATION & ACCESS
The Buttes View Ranch is located approximately 28 miles north of Moorcroft, Wyoming and 26 miles west of Hulett, Wyoming just off the New Haven Road.To access the Ranch from Moorcroft WY, take US Hwy 14 north 20.5 miles. Then turn left onto County Rd 16 which is Cabin Creek Rd. Proceed 12 miles north to New Haven–Oshoto Road and veer right; proceed 7.2 miles to the private road that accesses the ranch; turn right and proceed approximately 3.5 miles to the ranch headquarters.

SIZE & DESCRIPTION
Consisting of a total of approximately 5,066± acres: 4,946± deeded acres plus 120± acres of State of Wyoming land leased. The ranch features approximately 300 acres of tillable land, most of which is in hay production or in cover crops. The balance of the ranch is made up of pine and oak tree-covered hills and draws that are flanked by productive rolling hills and the Little Missouri River bottoms. LEASE INFORMATION
The State of Wyoming lease (No. 2-5658) that is included in the ranch consists of 120± acres. State of Wyoming lease are renewable every ten (10) years with an annual payment due each year. The annual payments are assessed per AUM of each lease with the cost per AUM varying year to year as determined by the Office of Land and Investments for the State of Wyoming. WATER
There is an electric well located at the ranch headquarters that supplies water to the home and surrounding barns and corrals. In addition, there are two artesian wells located on the ranch that provide livestock water along with 18 reliable pits, nine reservoirs and approximately 2 miles of the Little Missouri River which is supplemented by a flowing well.
RECREATION & WILDLIFE
This ranch has been responsibly managed for trophy quality deer and boosts a very healthy mule deer, whitetail deer, antelope and elk population. The alfalfa fields draw and hold good numbers of these game animals. With the additional 120 acres of State Land and 717 acres of BLM that border this property, you have access to over 5,703 acres for hunting. The ranch also has exceptional hunting for Merriam’s Turkey. Both ducks and geese can be hunted on the various ponds and tanks and depending on the weather the dove hunting can also be very good. Other wildlife that are native to the area include coyotes, badgers, mountain lions, black bear, bobcats, fox, prairie dogs and some upland game birds.
